Market Snapshot - December 2025

Across Connecticut, closed sales dipped modestly in December 2025 compared to December 2024. Despite fewer transactions, pricing continued to rise across the state, with median list and sold prices increasing for Connecticut as a whole, as well as for Litchfield and New Haven Counties, this month compared to last year. Fairfield County, however, experienced a clearer cooling trend with a decrease in the number of sales, prices edging down slightly, and the number of days on market increasing. Here is a summary of the market conditions* in the State and in Litchfield, Fairfield, and New Haven Counties for December 2025.




State of Connecticut

The number of sold listings decreased by 2.29% from December 2024 (3.056 homes sold) to December 2025 (2,986 homes sold). The median list price during this time increased by 2.76% from $399,000 to $410,000 and sold price increased by 5% from $400,000 to $4200,000. Median days on market increased from 13 to 14.




Litchfield County

The number of sold listings increased by 7.81% from December 2024 (192 homes sold) to December 2025 (207 homes sold). The median list price during this time increased by 1.71% from $373,608 to $380,000 and sold price decreased by 1.3% from $385,000 to $380,000. Median days on market increased from 17 to 19.
