Market Snapshot - November 2025

Connecticut’s housing market in November 2025 reflected a pronounced slowdown in transaction volume alongside continued price appreciation, pointing to a market driven more by limited inventory and selective buyer demand than broad-based activity. Statewide closed sales declined 12.22% year over year, signaling reduced participation compared to November 2024. Despite fewer transactions, pricing accelerated, with median list prices up more than 9% and median sold prices rising over 10%. Median days on market edged up slightly from 11 to 12, suggesting buyers took marginally more time, though homes continued to sell relatively quickly.

Price gains were evident across the state and in Litchfield, Fairfield, and New Haven Counties, even as sales activity softened. Litchfield County experienced the steepest decline in transactions, down more than 27%, alongside double-digit increases in both median list and sold prices. Fairfield County remained comparatively resilient, with only a modest decline in sales and strong upward pressure on pricing. New Haven County also saw a notable drop in sales volume, paired with moderate price appreciation and longer marketing times. The number of sold listings decreased by 12.22% from November 2024 (2,955 homes sold) to November 2025 (2,594 homes sold). The median list price during this time increased by 9.09% from $385,000 to $420,000 and sold price increased by 10.13% from $390,000 to $429,500. Median days on market increased from 11 to 12.


Litchfield County

The number of sold listings decreased by 27.05% from November 2024 (207 homes sold) to November 2025 (151 homes sold). The median list price during this time increased by 14.32% from $349,900 to $400,000 and sold price increased by 15.91% from $345,000 to $399,900. Median days on market increased from 16 to 25.
